Owner Advisor, Teton Valley

Build with confidence.

Teton Valley's trusted Owner's Representative — one local representative for the full build, land to furnish, across Jackson Hole, Wilson, Driggs, Victor, and surrounding areas in WY and ID. Building from out of state? We vet the builders, line the bids up fairly, and keep cost, schedule, and standards in view, so you get the most value without living in the details.

We provide owner's representation and project management. We represent the owner — we work in your interest.

  • Builders vetted, independently — Registration, insurance, references, and recent work checked, so you choose on evidence.
  • Architect, found for you — A licensed architect fit to your lot, budget, and style, priced with us in the room — so the home you love is one you can actually build. We do not design homes ourselves.
  • Bids, apples to apples — Same scope, same finishes, same allowances, lined up line by line, so the low bid is truly low — not just missing more.
  • Costs held to the plan — Change orders reviewed before you sign, not after. Nothing approved in the dark.
  • Decision-ready updates — Budget and schedule summarized plainly: what changed, what it means, what needs your call.
  • Efficiency and sustainability, checked — Insulation, windows, heating, and materials checked against what a home in this climate should meet.
  • Photo updates, without chasing — Photos and plain notes as the work moves, so you stay in control from wherever you are.
  • Need land? — A licensed local realtor can help. We do not sell land.
Independent, and small by design

We work only for you — no reason to inflate scope, pad quantities, or steer you toward any particular contractor. The people on your job site are vetted and held accountable, through us.

The person you meet is the person on your project. We take on a limited number of builds at a time, so every build is run personally — not handed off, and not run from a distance.

What we do

Construction management, for the owner.

Project Feasibility Studies

Before you commit capital, we assess the lot, services, access, rules, and full cost — an independent picture of what a build will actually take, so the go / no-go decision is made with clear numbers, not a builder's optimism.

Budgeting, Estimating & Cost Control

We build the budget with you — from a first range through line-item bid comparison — and monitor costs against it. Every change order is reviewed for scope and fair pricing before it reaches your signature.

Scheduling

We track the schedule from design through move-in, flagging slips while they're still small. Every week over schedule is cost you're paying — we hold the work to the dates in the plan.

Value Engineering

We review materials, systems, and methods early, before design is locked, for costs that can come down without hurting performance or appearance. Done early, that's where the largest savings live.

Owner's Representative Services

We sit on your side of the table — reviewing submittals and payment requests, flagging scope creep, and ensuring decisions are made in your interest, not the builder's. You don't take a contractor's word on your own money when someone qualified is verifying it independently.

Site Work & Permitting

We coordinate the site side — well or septic, driveway, power, and Teton County permits and code — so site work doesn't become the bottleneck that delays your build.

Every service we provide starts from the same position: we work for you, not for the people you're paying.

Each engagement is limited, so every build gets personal oversight — not a handoff.

Teton County — both sides

$450–$1,050 per square foot

One range across Teton Valley, Wyoming and Idaho — from Tetonia through Jackson Hole. Site work, design, and permits counted clearly.

Where you land

Your lot and finish level decide

Site conditions, finish level, and complexity move you within the range. We explain where your lot lands, in plain terms.

Counted for you

+15–30% for the full picture

Well, septic, driveway, power, design, permits. Counted early, so budget creep doesn't quietly add them later.

Full lifecycle. Land to furnishings. We stay with you through the build — then connect you with interior design, furnishings, and landscaping in Teton Valley. And ongoing care, after. Concierge for what matters most — one contact, start to finish, so nothing falls between people, and you don't coordinate alone.
Build feasibility — the first step of your build

Build feasibility comes first.

Before design, before a builder, before you commit — build feasibility answers whether this build works: on this land, at this budget, on a timeline you can trust. It includes land feasibility — lot readiness, services, access, and rules — then the full cost, builder fit, and timeline, in writing. The cheapest time to catch a problem is before you buy, before you sign, before you build.

  • The lot — Well or septic, city water and sewer, power, winter access, and Teton County snow load and building code.
  • The rules — Homeowners association and short-term rental rules, and what they mean for you.
  • The full cost — Build, site, design, permits, and a reserve. Plus land.
  • Build or buy — This lot and build vs. homes for sale in Driggs and Tetonia now.
  • Builder fit — Who fits this build, and what to ask each.
  • The report — In writing, then a call to walk through it.

If a lot doesn't fit, we'll tell you straight — and stay with you to find one that does. How long a build takes: design, 12 to 16 weeks; permit to move-in, 10 to 18 months — planned with you, tracked, and flagged early while slips are still small.

What you receive

One package. Apples to apples.

A complete builder bid comparison — every bid and vendor option lined up the same way, apples to apples. Land, code, and budget checked. One written package — so the decision feels calm, not rushed. That is how costly blunders are avoided: not by luck, but by lining everything up the same way, early.

Planning a build

Building in the near future?

Talk to us before you buy land or choose a builder, while choices are still open. We'll go step by step, so no decision ever feels rushed. Early clarity is the cheapest clarity — a scope gap caught now costs a conversation, not a change order later.

  • No lot yet — What to look for, and what makes a lot fit.
  • Found a lot — Check it before you commit.
  • Talking to builders — Bids you can compare, side by side.
Already building — Build Health Check

In the middle of a build?

You're not behind. It's not too late. A calm, independent Build Health Check — a mid-build review — can start at any stage. See where things stand, and what comes next. One change order questioned, one week of schedule recovered, one billing error caught — any one can cover the cost of the check many times over.

  • Budget — Spent, change orders, what's left.
  • Schedule — Promised dates vs. work done.
  • The work itself — Site visit and photos, with plain notes.
  • Next steps — Clear next steps, in writing.

Your builder stays your builder. We stand beside you — informed, supported, at ease while you're away.

Home Care and Connected Home Services

You are away. Your home is cared for.

Home Care and Connected Home Services for a second home in Teton Valley — home watch, lawn care, and connected-home care under one name. Made for absentee owners. One local contact who knows your home. Photo reports after every visit, so you can relax wherever you are. Vendors are scheduled and vetted for you, and your connected home — thermostat, locks, cameras, leak sensors — is checked, not assumed. A small problem found early — a leak, heat out — costs far less than the same problem found months later. Care, quietly paying for itself.

  • Lawn care — Mow, trim, and tidy. Late May to early October.
  • Home watch — Regular checks, with photos. Heat, water, windows, locks.
  • Spring — Water on. Systems checked. Home opened.
  • Fall — Sprinklers cleared. Home closed for winter.
  • Connected-home checks — Thermostat, locks, cameras, and leak sensors checked and reported — part of Connected Home Services, not an afterthought.
  • Vendors, handled — Window cleanings, plow, mow, and seasonal work scheduled and vetted, so you never coordinate from out of state.
  • Monthly Care Plan — All of it, coordinated monthly under one plan. See the plan below ↓

Monthly Care Plan.

One local contact for your home, month after month — so you don't coordinate vendors from out of state. We schedule it, vet it, check it, and report back with photos. You approve the work. We carry the follow-up.

For an owner-occupied second home. This is not rental or tenant management — for rentals, that is the separate Property Management introduction.

Manage — Property Management Introduction, Teton Valley

We do not manage rentals. We know who does.

Leasing, rent, guests, and reports need a full-time manager. Tell us what you own and need. We'll make a property management introduction to a local manager we trust — and can stay on for care, if you like. The right manager, chosen calmly, protects the home and the income — no managing the manager from afar.

Introductions are goodwill. We may receive no commission. If that changes, we'll tell you first.

Long-term rental

Tenants, leases, rent, owner reports. Done by the manager, not us.

Vacation rental

Guests, cleaning between stays, and reports. For homes in Driggs, Victor, and Tetonia.

Not sure yet?

Most owners aren't. Talk it through with us first — no pressure, just an honest read on long-term or vacation, so you can decide and then set it down.

About

On your side. Only yours.

I'm Doug.

After 25 years in business, I bring strong analytical skills and business acumen. An MBA and a doctorate in business have helped hone that over time. One habit: compare fairly, line by line — because the bid you don't question is usually the one that grows.

Now I live in Driggs. I came for the outdoors. I stayed to help people where I once was.

I own a home here and host guests here. I know building homes and how the process works. I keep you close to the work — photos, plain updates, honest answers — wherever you are.

My role is simple: the trusted person on your side. No builder pays me. My only job is looking after you, and one of the bigger investments you'll make — keeping a complex build manageable: plain-language decisions, problems named early, while they're still small.

That's why I keep the number of builds small. If I can't be on site and on top of the details myself, I won't take it on.

Checked with care

Every contractor is checked with care. Idaho handles contractor registration differently than many states, so we check registration, insurance, and references closely. Teton County snow load, frost depth, and building code are local, too. We handle it quietly, so you can build with peace of mind.

Questions

Before you ask

What does an Owner's Representative do for a Teton Valley build?

We provide owner's representation and project management. We represent the owner — we work in your interest. Stands only for the owner. Compares builder bids apples to apples. Reviews change orders before you approve them, so costs don't creep quietly. Tracks budget and schedule. Sends photos. So you feel close to the build, even from far away — and at ease, not on edge.

Can you help find an architect?

Yes. We help you find a licensed architect who fits your lot, budget, and style, and we stay involved while the design is priced. We do not design homes ourselves, and the architect is paid by you directly — never by us, and never the other way round.

Are you a builder or a real estate agent?

No. By design. You pay us for advice and coordination. A licensed realtor handles land. Licensed, insured builders build.

Do builders or agents pay you?

No. Only clients pay us. If a builder paid us, we'd work for the builder. Our incentives are aligned with yours — we have no reason to inflate scope, pad quantities, or steer you toward any particular contractor. Management introductions are goodwill, no commission. We'll tell you first if that changes.

Do you take on every build?

No. I take on a limited number at a time, in Teton Valley, where I can be on site myself. If the timing or fit isn't right, I'll tell you straight — and tell you what would need to change.

How do I know if land in Teton Valley is buildable?

Start with build feasibility — the first step of the Build service. We check water and sewer, power, winter access, homeowners association rules, and Teton County snow load and building code — then the full cost, in writing.

What if build feasibility suggests a different lot?

Then you have clarity in writing: services, access, rules, true cost. From there, we can help you renegotiate — or find a better fit.

How do you compare builder bids, apples to apples?

Same scope. Same finishes. Same allowances. Lined up side by side, in plain language — so the builder bid comparison is fair, and the choice is clear. A bid missing scope only looks cheaper — until the missing work returns as change orders.

What is the custom home cost in Teton Valley?

Custom builds across Teton Valley, Wyoming and Idaho run $450 to $1,050 per square foot — one range for Teton County on both sides, from Tetonia through Jackson Hole. Add 15 to 30 percent for site work, design, permits, and a reserve. Plus land. See the estimator above for a first look.

Can I build a home in Driggs, Idaho if I live out of state?

Yes. Most of our work is for out-of-state and absentee owners building a second home in Teton Valley. We are on the ground for you — site visits, photos, and plain updates — so building from out of state feels settled, not distant. You enjoy the anticipation. We carry the day-to-day.

When should I contact you about a build?

As soon as you're thinking about it. Before you buy land or choose a builder is when we help most — earlier is calmer, and earlier catches are cheaper to fix — though we're glad to step in at any stage.

My build has already started. Can you do a Build Health Check?

Yes — you're not behind. It's not too late. This mid-build review checks budget, change orders, schedule, and work done. You get a clear picture, clear next steps, and support deciding what's next. One catch made early can save far more than the check itself costs.

Do you take bookings for the Driggs house here?

No. Book on the home's booking page. It handles calendar, payment, and taxes. This site never takes a booking.

Which towns do you cover?

Teton Valley, Wyoming and Idaho — Teton County on both sides of the state line, from Tetonia through Jackson Hole.

What is the Monthly Care Plan?

Monthly coordination for an owner-occupied second home in Teton Valley. One local contact schedules home-watch visits with photos and a plain report after each visit, books window cleanings, gutter, HVAC and filter work, and seasonal activation and winterize, vets — and re-vets — plow and mow services, keeps a contents and inventory audit with photos, and checks connected-home systems like thermostat, locks, cameras, and leak sensors. It is not rental or tenant management; that is the separate Property Management introduction. Coverage and pricing — contact us.

Still deciding?

No pressure. A short conversation now can save a long, expensive correction later. Call, or leave a message and we'll call you back.
